The Hidden Costs of Buying a Home in Texas Nobody Talks About
Buying a home is exciting, but the list price is only part of the cost.
Beyond your down payment and closing costs, here are some expenses Texas buyers should understand before purchasing.
1. Property Taxes
Texas property taxes can be a significant part of your monthly payment. The tax amount shown on a listing may also change after you purchase.
Make sure you understand the estimated tax bill and any exemptions that may apply to you.
2. Homeowners Insurance
Insurance premiums vary based on the property, location, roof, age and other factors. Texas weather can also affect rates.
Get an insurance quote for the specific home before you buy.
3. HOA & MUD Fees
Many Austin-area communities have HOA dues, and some are located within Municipal Utility Districts (MUDs).
These costs can vary by neighborhood and should be included when comparing your total monthly housing expenses.
4. Inspections & Due Diligence
A home inspection is an important part of the buying process. Depending on the property, additional inspections may also be worth considering.
The goal is to understand the condition of the home before you commit.
5. New Construction Isn't Always "Move-In Ready"
New homes can come with additional expenses depending on what the builder includes.
Before purchasing, ask what is included in the price and what you'll need to purchase or complete after closing.
6. Maintenance After Closing
Once you own the home, maintenance and repairs are your responsibility — and those costs can add up.
This is one area where I continue to help my clients after closing.
I have established vendor relationships that I share with my clients for home services such as HVAC, landscaping, plumbing, repairs and maintenance. Depending on the vendor, my clients may be able to receive competitive pricing or preferred rates.
My goal is to be a resource for my clients long after the closing table.
Vendor pricing, availability and preferred rates vary. Clients should independently evaluate any service provider before hiring.
The Bottom Line
Before buying, look beyond the purchase price and understand the full cost of ownership:
Mortgage + taxes + insurance + HOA/MUD + closing costs + maintenance.
Understanding these costs upfront can help you make a more confident decision and choose a home that truly fits your budget.
